PROJECT UPDATE – MARCH 2010

Construction / Progress of Work Update:

  • Building is substantially completed and ready for snagging / de-snagging.
  • Power supply is provided to the building by DEWA.
  • ainage connection from FIC to HCC of Nakheel was done.
  • Water supply network to be completed by Nakheel. As built drawings and flushing report to be submitted to DEWA by Nakheel to obtain water fees estimate. Once the fee is paid, the water will be provided to the building. Nakheel’s contractor had stopped the infrastructure and utility works due to non payment for about 6 months. Had a meeting with Nakheel they promised to conclude it shortly. Alternatively, the water tanker can provide the water.
  • Telephone – DU’s inspection was done. They asked to submit shop drawings. Once it is approved then re-inspection will be submitted. After approval, DU will carry out their works and thus the telephone facility will be available. It is expected to conclude all the remaining procedures by 15 April 2010.
  • Access Road – Road from the Al Khail to PBC was completed except 2-3 patches. These patches were stuck because Nakheel’s contractor had stopped the works due to non payment. However, we are hiring a separate contractor to complete the remaining patches and it is expected to be completed by 20 April 2010.
  • Chilled water is expected from PDC in the first week of April 10. After receiving it, MEP contractor will carry out the testing and commissioning of ac units and its pipes.
  • Other MEP services and equipments have been tested and commissioned.
  • During The testing and commissioning of ac pipes and units, the snagging and de-snagging will be carried out simultaneously. Expect to commence the snagging by 15 April 2010.
  • Obtained Nakheel Compliance Certificate, which is equivalent to completion certificate as without it EHS and JAFZA will not inspect and issue Building Completion Certificate.
  • All documents for the inspection of EHS were submitted last week. Expect the inspection from EHS by 08 April 10. After obtaining NOC from EHS will approach JAFZA for BCC. The entire process to obtain BCC will be over by 30 April 2010.
  • Landscaping at first floor is going on. Water proofing was completed and the remaining works such as placing sweet soil, plants etc. will be done during the testing & commissioning and snagging / de-snagging.
